Some Frequently Asked Questions by tenants:

How can I arrange an appointment to view some of your homes?

You don’t need an appointment. You can view many of our homes at your convenience without an appointment. Schedule a home showing and then call the rental hotline (612-293-5154) before you drive to the home(s).

How do I submit a tenant application?

Easy, you can apply online. Please note: there is a charge for the required background check. You can pay online using a credit card or electronic check. The cost is $39 per person. The background check is usually completed within 2-4 business days. For faster service, please fax a copy of your most recent pay stubs to (888-508-5351)

If I start renting one of your homes can I change to a rent to own program before my lease is up?

Yes, in most cases by singing a Lease Option Contract and paying an option fee you would have up to 3 years to buy the home at anytime and possible receive up to 100% of your rent going towards future purchase depending on the option fee amount paid and qualifications.

Do you accept pets?

Yes, in most cases with owners approval dogs and cats are allowed with a pet agreement and additional security deposit usually $300 plus $20.00 per pet added to the monthly rent.

What type of tenant/buyer qualifies for these homes?

Each property owner has different requirements regarding credit standing, down payment, and other factors. Most owners look closer at your rental/employment history and ability to make monthly payments and less on your actual credit score. Do you offer down payment assistance?

Yes, depending on the owner, down payment sometimes can be spread out over time. We can set up a payment plan to spread out your down payment over 1-2 months. You also have the option of putting the payments on a credit card.

Does bad credit disqualify me from Renting or the Rent-to-Own (lease option) program?

NO, we look at your ability to make monthly payments and your desire to own a home. Current or past credit issues are not the most important qualification, however, if you have ever failed to pay rent or have been evicted, (unlawful detainer), please don’t apply.

What If I own a home that I would like to rent/rent-to-own?

You can list it with us by completing the Property Leasing Agreement.

How can I buy a home when I have bad credit?

You may not be able to get financing through a traditional lender now, however, we offer options such as rent-to-own, (lease options), which give you time to improve you credit and show stable payment history. This will increase your chances of qualifying for mortgage in the future.

What kind of terms should I expect to be offered?

Homes are available in all price ranges; however, you will have different terms offered by each property owner. Most homes will be available for rent or rent-to-own. Homes will be available with a small down payment while others may require larger down payment.
